DOWNSIZER APPEAL AT LUXURY HOME-STYLE APARTMENTS NEIGHBOURING GOLD COAST’S MILLIONAIRE’S ROW
The Gold Coast’s most iconic luxury address, Hedges Avenue, will soon neighbour a new beachside building designed with downsizers in mind.
Hedges Avenue, known as the Gold Coast’s millionaire’s row, is at the heart of the popular Mermaid Beach-Broadbeach precinct, which boasts many of the city’s best shopping and dining destinations.
Renowned Australian developer Pindan is soon to release Mahala, overlooking Hedges Avenue and offering 94 two, three and four bedroom apartments stylishly designed by the award-winning Cottee Parker Architects.
The generously sized owner-occupier-style residences, which will boast panoramic views of the ocean and Gold Coast city skyline, will be complemented by an array of lifestyle features suited to Mahala’s position in Mermaid Beach’s most exclusive residential enclave.
General Manager of Pindan Capital, Scott Staniforth, says Mahala is expected to appeal to downsizers looking to combine the benefits of home ownership and apartment living.
“Retiring by the beach remains an aspiration for many Australians, but it’s a matter of finding the right place which allows residents to really make the most of their new lifestyle,” he said.
“We have used Mahala’s location as a canvas for the design of this project. Every feature and inclusion has been carefully thought through – from the bicycle and surfboard storage areas, through to the resort-style entertainment terrace, with a pool, lounge, private dining room, outdoor barbeques and cabana.
“We want people to call Mahala home, so the vast majority of apartments will have two car bays, and there’s even a secure drop-off facility for those wanting groceries, wine or other shopping items delivered.
“The thoughtful design extends to energy efficient technology too – residents will benefit from cheaper energy costs and lower strata fees thanks to a rooftop solar farm system.”
Stepping inside, residents will be greeted by a beautiful entry, light-filled living spaces and generous balconies capturing gentle ocean breezes.
Chris Thomson of Cottee Parker Architects says the calibre of Mahala is in keeping with Hedges Avenue – an address sought by many but enjoyed by few.
“The apartments are clean and contemporary and we have opted for neutral palettes so owners can add their own sense of style, with the stunning ocean views a focal point of Machala’s design” Mr Thomson said.
“Within the apartments, refined and luxuriously layered natural materials create a relaxing and inviting homely feel with a subtle and timeless opulence.”
“The striking rhythmic facade of the building captures the essence of its coastal setting, with sophisticated interiors that bring the outside in. The vision for Mahala is to become a landmark building for the Mermaid Beach neighbourhood.”
The name Mahala translates as ‘neighbourhood,’ which remains a defining quality and key factor in where people choose to live, according to Colliers International Residential Director Andrew Roubicek, who is marketing the project.
“People are looking for a sense of community when they buy. They want to be surrounded by like-minded people and be in an area where they can do the things they enjoy,” Mr Roubicek said.
“The Mermaid Beach area has traditionally attracted those who enjoy getting back to basics – enjoying a stroll along the beach, a surf in the waves or having a cup of coffee at a local cafe.
“The northern end of Mermaid Beach is unique in that it is a quiet, residential pocket within walking distance of the upgraded Pacific Fair Shopping Centre, The Star casino and its world class restaurants and the G-link light rail network, which extends north along the coast line and connects through to Brisbane.”
Mr Roubicek says owner-occupiers are increasingly trending towards areas like Mermaid Beach, which have a strong history of growth in property values.
“In recent years the Gold Coast beachside apartment market has been led by investors, but owner-occupiers are back in force and looking to Mermaid Beach, which has always been synonymous with prestige property,” he said.
“Data from CoreLogic shows Mermaid Beach house prices have jumped a staggering 700 per cent over the past 25 years, with the suburb still holding the $27 million record for the highest price paid for a property on the Gold Coast.
“With land supply drying up, apartments like Mahala are in increasing demand, especially from local purchasers wanting to downsize while continuing to enjoy a coastal lifestyle, and Brisbane and interstate buyers looking for a laid back luxury holiday home.”
Developer Pindan boasts more than 40 years’ experience, expanding its operations on the East Coast over the past five years, with its funds management arm – Pindan Capital – overseeing $1.7 billion of development projects across Australia.
Mahala apartments at Gold Coast Millionaire’s row are available starting from $650,000.
